How Do You Know When Is It Time To Replace Your Roof?
There is no set time frame for replacing a roof. Typically, a roof composed of asphalt shingles will last anywhere from 15 – 30 years if properly installed and maintained. But there are many factors that affect the life expectancy of a roof. The quality of the shingles are a factor; the traditional flat, “3-tab shingles” will generally last 15-20 years, while slightly more expensive “dimensional” or “architectural” shingles laminated with several layers provide longer performance of 25-30 years or more. This includes using the proper underlayment products including a good quality ice and water shield at the roof eaves, roof-to-wall junctions, around chimneys and in any valleys where two sections of the roof join.

That trapped heat results in baking the shingle of the roof deck above the attic, so between the blazing hot sun and the heat build-up from underneath, the shingles may begin to fail. The solution is to have an appropriate system of intake and exhaust ventilation for the roof.
